When Parmer Lane was extended to FM 1431, not only was Cedar Park provided with a major north/south alternative to US 183, but the door was opened for new development opportunities. Residential developments continue to sprout up along this corridor, along with a variety of commercial projects, many of which are just now breaking ground.

Residential Real Estate

R1 — Altea at Silverado apartments are under construction with completion expected in May.

R2 — The Ranch at Brushy Creek

  • Price Range: $150s – $800s

R5 — D.R. Horton has begun site work on a 10-acre town home development expected to be complete by the end of the year.

R6 — Avery Ranch Casitas consists of 80 houses starting at $207,000. Gehan Homes expects to close out the neighborhood in the next six months.

R7 — The Breakaway Park subdivision consists of 52 one- to two-acre custom home lots ranging between $130,000 and $250,000. Three lots are still available.

R8 — The Bellamy

  • French-themed gated community with 32 detached condos, cobblestone streets and a creek running along the backside of the property
  • Condos will range in price from the mid $200s to upper $300s
  • J.W. Development is expected to begin construction mid-February with a completion goal of 18 months

Transportation Update

T1 — Traffic Light

A traffic signal is planned for the intersection of Colonial Parkway and Parmer Lane. A timeline has not yet been established.

T3 — Avery Ranch Boulevard extension

The extension of Avery Ranch Boulevard west to US 183 is expected to be complete late spring.

Commerical Property

C1 — An American Bank of Texas is under construction and is scheduled to open in May. Construction is complete on a 10,500 sq. ft. retail center. Current tenants include: Little Smiles (pediatric dentist), Mr. Gattis, US Nail & Spa, Ortho 360, Sienna Cleaners, and Avery Fine Wine & Spirits.

C2 — A Capital One bank is under construction and is expected to open in May. Construction on a Z’ Tejas Southwestern Grill will begin in April and is expected to open this fall.

C3Oxford Alliance Development broke ground on a medical/professional office complex consisting of four buildings with a Tuscan-style design ranging in size from 4,500 to 6,700 sq. ft. The buildings will be available for sale but may also be leased. Completion of the complex is expected in July.

C4 — The new home of the David Schara State Farm Insurance Agency is under construction with completion anticipated in April. The building will include a 1,000 sq. ft. conference room that will be available for continuing education seminars, as well as to community organizations. It will also be rentable for a fee for bridal showers, company functions, etc. A fee schedule has not yet been determined.

C5Parmer Oaks Development plans to break ground in February on two 5,000 sq. ft. buildings to be built alongside the development’s two existing 5,000 sq. ft. buildings to create a medical office complex. Current tenants of the Parmer Oaks Development include Avery Orthodontics, Parmer Oaks Dental Care and Hill Country Eye Center. An optical shop has plans to join the development under a partnership with Hill Country Eye Center.

C6 MASS Development plans to break ground on a Kids ‘R’ Kids day care center next year. Also planned for this site is a 20,000 sq. ft. retail center. No timeline for the retail development has been established at this time.

C7Dovedale Capital Ventures, Inc. broke ground this month on The Shops at Silverado, a 34,300 sq. ft. retail center.

Future Land Use

F1 — Construction on the Brushy Creek Recreational Park is set to begin this spring with the park scheduled to open this fall. The park will have baseball/softball fields, football/soccer fields, hike and bike trails, picnic tables, benches, and a pavilion. Phase two will include additional fields, a playscape and a disc golf course.

F2 — Over 200 acres of land on the east side of Parmer Lane are zoned for Research & Development. According to the City, R&D zoning is intended for use by major businesses seeking to expand their operations by establishing locations for business park complexes and campuses. Examples include software development companies, research facilities and laboratories, light manufacturing, processing and assembly or corporate office buildings.

F3 — The Cedar Park Fire Department plans to open Fire Station #4 in February 2008 at 150 Church Park Rd. near The Ranch at Brushy Creek subdivision. The 10,000 sq. ft. station will be home to one fire engine, an ambulance, a HazMat (hazardous materials) response unit and a brush truck.

History - Breakaway Park Airport

H1 — In 1975, Walter Yates located a site on the Post River, about 200 miles northwest of Anchorage, Alaska in the Kuskokwim Mountains. He built a small log cabin and spent a year there alone. While there, he planned and designed a residential community; a fly-in development where pilots could keep their planes in their own backyards.

In 1976, after searching for the perfect site for his project, he selected the area three miles east of what was then Cedar Park to accommodate a 3,000-ft landing strip to be used by property owners only.
