Crystal Falls Pkwy. - Bagdad Rd. to US 183

The intersection of Crystal Falls Parkway and US 183 has become one of Leander’s fastest growing corridors. Construction on almost all of the commercial developments highlighted along this corridor began, or was completed, within the last year.

“What makes the west side of Crystal Falls Parkway such an attractive investment is the fact that a five-lane road exists with all infrastructure in place and there is a high density of homes surrounding it,” Kirk Clennan, director of economic development for Leander said. “This corridor has great potential for medical and professional offices. It’s already starting to have a medical feel to it.”

The Gateway at Leander shopping center, a project of Development 2000, will bring a much needed mix of retail to Leander. “I really think the intersection of Crystal Falls and 183 is the epicenter of Leander,” Jerry Reed, president of Development 2000, said. “In my opinion it’s the most significant intersection in the city and retailers want to be there.”

Commercial Development

C1 — Development 2000 is planning to break ground on the Gateway at Leander shopping center in July. Lowe’s Home Improvement will be located on the south end of the development with a 150,000 sq. ft. store. There will also be 88,000 sq. ft. of space for a large-scale retailer at the north end of the development, seven pad sites and 100,000 sq. ft. of in-line retail. Construction of the shopping center is expected to be complete in fall or winter 2008.

C2 — Construction on the Oaks at Crystal Falls, a 24,000 sq. ft. medical/professional office condominium development, began last summer. Construction on the first four buildings is almost complete. A timeline for the remaining nine buildings is unavailable. A full service physical therapy office is under contract for approximately 1,600 sq. ft. of office space. C5 — The Commons at Crystal Falls is a multi-phased development that currently includes Walgreens and the Crystal Falls Center. The long-term plans for the development include two to three additional buildings, but no timeline has been established.

The Crystal Falls Center began leasing in October and offers space from 1,300 to 5,000 sq. ft. The center will be home to Como’s Italian Restaurant, which plans to celebrate a grand opening on April 23. Talisman Group, Inc. is currently in negotiations with several other prospective tenants, but no details can be released at this time.

Transportation Update

T1 — The Park and Ride at Leander Church of Christ will close when the new Leander Park and Ride opens on March 19. For bus schedules, visit www.capmetro.org.

T2 — Lacy Drive between Crystal Falls Parkway and Sheila Drive will permanently close when construction begins on the Gateway at Leander shopping center.

Future Land Use
