Crystal Falls Parkway
Crystal Falls Parkway is a transitional roadway that is redeveloping from a rural residential street to a mixed use corridor. This month we look at the various projects and organizations located along this road.
Future Land Use
1. The developers of this 19.7-acre property are working with the city on utilities. The project timeline will be determined by the provision of utilities to the site. The land is currently under contract for retail use. 
2. A deal involving this 80-acre tract of land is scheduled to close at the end of April. Current plans for the property include mid- to high-end estate-style homes.
3. Asbery Park is a 17.26-acre industrial park. The business park will have lots for local commercial/office use fronting Crystal Falls Parkway, with low-impact, light industrial businesses on the land directly behind the offices. The back seven acres will include a 35,000 square foot building for Equalizer Industries, which is relocating from Round Rock.
Equalizer Industries makes tools for the auto glass replacement industry and does business in over 100 countries. The company plans to break ground by the end of 2008, with anticipated completion by Spring 2009.
4. This 9.73 acre piece of land is presently zoned residential, which was the default zoning assigned when the front 400 feet of the property was annexed into the city. Possible usages include multifamily housing, retail or office space. The property is currently for sale.
Transportation
5. Crystal Falls Parkway is undergoing design for future expansion. The road will be expanded to five lanes from US 183 to Horizon Park Boulevard, and to a four-lane divided roadway between Horizon Park Boulevard and Ronald Reagan Boulevard.
Phase one construction includes the roadway expansion from US 183 to CR 271 and is expected to begin in June with anticipated completion in 12 months. Phase two will widen the road between CR 271 and Ronald Reagan Boulevard. Traffic signals at the intersections of CR 271 and Ronald Reagan Boulevard are included in the plans and will be installed with the roadway expansion.
Residential
6. The Cold Springs neighborhood is under construction. Builders include Centex Homes, Mercedes Homes and Meritage Homes. The sales office for Centex will be open mid-May. Amenities will be built in two phases. Phase one, to be completed this summer, includes a pavilion, basketball court, two playscapes and a pond area. Phase two will be completed by Summer 2009 and includes a pool, pool house, children’s splash area and trails.
Education
7. Rouse High School will open for the 2008-2009 school year. The school is named after Charles Rouse, principal of Leander High School 1981-1997. For more information, visit www.impactnews.com and search ‘Rouse High School.’
Nonprofit
8. The Humane Society of Williamson County was founded in 1979 and has occupied its Leander location for the past 10 years. The shelter utilizes the services of 350-450 active volunteers every month. The Humane Society currently has 141 animals in its care between the facility and foster homes and cares for mostly dogs and cats. The no-kill shelter offers pet adoption, microchips, vaccinations every fourth Saturday of the month and spay/neuter services every Tuesday and Thursday. For more information, call 260-3602.
9. Way Off Broadway Community Players began in 1996-1997 and is currently in its 12th season. The theater puts on six shows each season and features a melodrama fundraiser in the summer months. Special events are also hosted at the theater, including magic shows, puppet shows and musical group performances. There are up to 100 individuals involved with the theater throughout the season.
