US 183: Toll 45/RM 620 to Anderson Mill Road

When 183A Toll and Toll 45 opened, new development opportunities became accessible. Residential, road projects, retail and office space developments continue to sprout up along this corridor.
Transportation Update
T1 — Anderson Mill
- Construction to expand the two lane road from RM 620 to Spicewood Parkway into a four lane road with a left turn only. Projected completion date is April 2008.
T2 — Lake Creek Parkway
- The city is currently awaiting their permit to begin working on phases three & four of a proposed 48 inch waterline along Lake Creek Parkway.
- The site plan expires in three years. This means that within three years, the city still has to obtain all their permits for construction.
- Phase three runs approximately 3,500 feet from the intersection of Lake Creek Parkway and Pecan Park Boulevard to the north side of RM 620.
- Phase four continues an additional 4,400 feet to the south side of Lakeline Boulevard.
T3 — Pond Springs Rd (US 183 to McNeil Rd)
- Length: 2.0 miles
- Estimated County Cost: $6.2 million
- Description: Upgrade of existing facility to a three-lane urban section with center turn lane, and a six-ft. sidewalk on one side.
- Comments: Project is located within Austin city limits. No design work has been completed to date.
Residential Real Estate
R1 — Cottages at Lake Creek
- Project Name: The Cottages at Lake Creek - 13604 Coldwell Drive
- Builder: Ash Creek Homes, 328-2122, www.ashcreekinc.com
- Description: Seventy-three Craftsman-style bungalow homes on 10 acres based on the look and feel of Austin’s beloved old neighborhoods of Hyde Park, Rosedale, Bryker Woods and Clarksville. Phase three will be completed by October 2007 and phase four will be completed by January 2008.
R2 — Arboretum Park
- Project Name: Arboretum Park - 9707 Anderson Mill Road
- Builder: Ash Creek Homes, 328-2122, www.ashcreekinc.com
- Description: Final plans on the garden homes that will be built at Arboretum Park are not yet complete, but they will be located behind the mixed-use office and retail project of the same name. The garden homes will be detached from one another and the plans are to keep most of the trees on the property and build around them.
Commerical Property
C1 — Park at Aspen Lake
- Project name: Park at Aspen Lake
- The first phase calls for a four-story, 210,720 sq. ft. office building, and will take approximately 12 months to complete. The second phase, slated to begin in the next six months, entails a six-story, 316,000 sq. ft. office building. Subsequent office phases will bring the total amount of office space up to 1.79 million sq. ft. Build-out is expected to take a total of five to seven years.
- Existing size: 173,933 sq. ft.
- Planned addition: 1.61 million sq. ft., including four office buildings, five parking garages, a park and a lake.
- Timeline: Construction began March 10 and will take about five to seven years to complete.
C2 — Presidio
- Transwestern Retail has aquired 128 acres for a mixed-use development project at the corner of Lake Creek Parkway and Toll 45.
C3 — Walden Park
- Walden Park will sit on 25 acres along the northeast side North Lake Creek Parkway and is slated for banks, restaurants, and retail development. The southeast corner consists of nine acres and was sold to a multi-family development. The west side was sold to Direct Development.
C4 — Value Place Extended Stay Hotel
- Plans are underway for a new Value Place extended stay hotel at 13689 Research Blvd. For more information www.myvalueplace.com.
C5 — Crossings at Lakeline
- In May 2007 Carter & Burgess will begin construction on phase one of 240,000 sq. ft. of office space that will be called Crossings at Lakeline. Located at the southeast corner of Lakeline Boulevard and N. Lake Creek Parkway, the Crossings at Lakeline will also include apartments and retail space. Expected completion date is 2010.
C6 — Arboretum Park
- Arboretum Park is an 18,000 sq. ft. high-profile, mixed-use office and retail project, located in the heart of the Northwest Austin corridor. There will be three retail sites. Building one will consist of 2,500 sq. ft., building two 7,000 sq. ft. and building three 8,500 sq. ft.
Parks and Recreation
P1 — Lake Creek Trails
- Lake Creek Trails will run through southwest Williamson County along Lake Creek connecting Parmer Lane to Broadmeade Avenue. The 1.5 miles of trail will connect neighborhoods, schools and a sports complex. The project also includes one free-span pedestrian bridge, two low water crossings, a trailhead with 20 parking spaces and park benches situated on 13 acres.
