PACANA - Pflugerville icon Architecture firm Town Planning & Urban Design Collaborative held a charrette July 17-23 at Pfluger Hall to gather community input for Pflugerville’s first mixed-use development located just south of Pecan Street, an area considered the gateway to Pflugerville.

A charrette is a series of meetings in which community members work with a design team composed of town planners, architects, landscape architects, traffic engineers, illustrators and coding experts to define a collective vision for a region. Some Pflugerville residents and city staff participated in the charrette in July, touring the city to consider and provide input on elements of the community’s heritage and charm to be considered as the mixed-use district is designed and developed.

At the end of the week-long series of meetings, TPUDC presented design concepts of the live, work and play concept and the name PACANA was chosen for the development. Pacana means pecan in Spanish.

A mix of residential, commercial and entertainment development is planned for the 38-acre tract south of Pecan Street stretching from behind Dairy Queen near Heatherwilde Boulevard to behind Walgreens near Old Austin-Pflugerville Road. The mixed-use district is called PACANA, which is Spanish for Pecan. Construction is expected to begin on the first set of buildings in 12 to 18 months. Described by Wright as a high-quality, walkable community, PACANA is expected to feature restaurants, shopping and unique office space in addition to a variety of residential living options. The design plan includes a large plaza with a pond surrounded by residential and office space atop shops, cafés and restaurants.

Pflugerville City Manager David Buesing said the city has been striving for a true mixed-use development with commercial or retail on the first level and residential above it.

“[The PACANA developer] wants to make more of a viable community right there where people will want to come in,” Buesing said. “You will have a good base of shoppers ready because they live there, and you have an attraction for people to come in there and shop.”

Buesing said it is exciting for the community to witness a new style of development that could put a lot of value on the ground, plus the good things that come with it.

“When we have an opportunity for these pockets of good development to come in and add more value to the ground, it really does benefit all the taxpayers,” he said.

Buesing said he is impressed with the caliber of TPUDC and the real estate investor in the development, Go Global Properties.

“They want to come in and build something that Pflugerville can be proud of in our gateway,” Buesing said.

Go Global Properties Principal Carlos Huerta said the first part of the mixed-use district will be a series of buildings incorporating residential, retail, office and entertainment functions. Construction is expected to begin within 12 to 18 months and additional development will be determined by market demand.
